What is Chem Seal 105?

CHEM SEAL-105 is a two-component elastomeric cementitious waterproofing system, consisting of a cement-based powder and a specially formulated acrylic polymer liquid. When mixed together to a lump-free consistency, it forms a durable, flexible, and waterproof coating.

It is easily applied by brush, roller, broom, spray, or rubber squeegee on concrete and masonry surfaces, both above and below ground level.

TECHNICAL / TYPICAL PROPERTIES

SURFACE PREPARATION

• Surface must be clean, sound, and free from dust, oil, grease, laitance, or loose particles

• Remove defective renders, coatings, and contaminants

• Prepare surfaces by abrasive blasting or high-pressure water cleaning

• Do not use aggressive methods like scabbling

• Wash thoroughly with clean water before application

MIXING INSTRUCTIONS

Power Mixing

1. Shake liquid component well

2. Pour liquid into a clean mixing vessel

3. Gradually add powder while mixing at slow speed

4. Mix until homogeneous and lump-free

5. Allow mix to stand for 4–5 minutes

Hand Mixing

• For small batches, add powder to liquid and mix with trowel or paddle

CONSISTENCY

• Thick, creamy, lump-free slurry

• Should support the weight of a stiff brush

• Use mixed material within 45 minutes at 20°C

• Do not re-temper

APPLICATION METHOD

First Coat

• Apply on a pre-dampened surface

• Use stiff fiber brush

• Minimum coverage: 0.75 kg/m²

• Brush well into the surface

• Finish in one direction

• Allow overnight curing before second coat

Second Coat

• Apply when first coat is firm enough

• Minimum coverage: 0.75 kg/m²

• Apply by brush, broom, or spray

• Second coat may be a different color for coverage check

• Can be textured if required

⚠️ If condensation appears, remove excess moisture.
⚠️ Never apply gypsum plaster or low-permeability paint over CHEM SEAL-105 in tanking applications.

CURING

• Fog spray with clean water after initial set

• Continue curing as long as practicable

• In cold or humid conditions, allow extended curing or forced air ventilation

COVERAGE

• 120–150 sq.ft per 16 kg pack

• Coverage depends on surface roughness

• Rough surfaces may increase consumption by up to 50%

CLEANING

• Clean tools and equipment immediately with clean water

STORAGE & SHELF LIFE

• Shelf life: 12 months

• Store in a cool, dry place in original packaging

• Do not stack more than 6 bags high

HEALTH & SAFETY

• Low hazard material

• Wear protective gloves, goggles, and clothing

• Wash skin or eye contact immediately with soap and clean water

• Seek medical advice if irritation persists
